From this point forward, communicate directly with the local partner. You do not need to wait for BorderFlow to relay information. The partner is your primary contact. They will source properties, arrange viewings, and guide you through the process.
From the group introduction, your local partner leads. They have deep local knowledge, direct landlord relationships, and proven experience with international clients.
At some point your partner will need income proof, passport copies, or other personal documents.

General updates, progress check-ins, and any questions you want BorderFlow to see.
Your privacy is protected. Never share sensitive documents publicly in any group.
After the introduction, BorderFlow steps back. We trust our partners to deliver. But we remain in the group and monitor progress.
If anything goes wrong — we step in immediately.
Dispute, confusion, unexpected situation, anything that needs a third party — message us in the group and we'll respond right away.
Partner confirms move-in completed and basic admin settled. Service fee is due on completion. Case closed.
Short-term urgent cases are the hardest
Timelines under 4 weeks — especially short-term rentals — leave very little room for error. Every hour matters. We'll always try, but cannot guarantee success on urgent cases.
Your response speed matters
Good properties move fast. When your partner sends options and needs a decision — respond quickly. Delays give the property to someone else.
We are the bridge, not the bottleneck
Once introduced, go directly to your partner. Do not wait for BorderFlow to pass messages. Direct communication is always faster and clearer.
Long-term stable leads get the best results
Clients with 4–12 week timelines, flexible requirements, and complete documents have the highest success rates. We prioritise these cases.
The service fee varies by city and case type and is confirmed in writing before anything starts. Payment is split into two instalments — so our success is aligned with yours.
Paid after you confirm the service agreement. This is when the service formally begins and your local partner is introduced.
Paid after you have your keys and are physically in the property. Not before. Lease signed + moved in = completion.
You only pay the second half when you're actually settled. That's intentional.
We understand plans change. Here's how we handle it — clearly, and fairly in both directions.
Cancel before group introduction
Full refund of first payment. Nothing has started — you owe nothing.
Cancel after introduction, before partner begins work
50% refund of first payment. The introduction itself takes coordination time.
Cancel after partner has started searching or arranging viewings
No refund. The partner's time and work have been invested on your behalf. We cannot ask them to absorb that cost.
Case fails through no fault of yours
Landlord withdraws, visa issue, employer cancels — handled case by case. We will always discuss this fairly rather than apply a blanket rule.
You should never pay for a service that hasn't started.
Our partner should never go unpaid for work they've done.
Both sides of that are protected by this structure.

短租+紧急需求是最难操作的类型
时间线少于4周的案子,尤其是短租,容错率极低。每个小时都很关键。我们会尽力,但无法保证一定成功。
你的响应速度很重要
好房子在市场上停留的时间很短。合作伙伴发来合适选项需要你决策——请尽快回复。拖延就是让机会溜走。
我们是桥梁,不是瓶颈
建群介绍完成后,直接联系合作伙伴。不要等BorderFlow转达信息。直接沟通永远是最快、最清晰的方式。
时间充裕的客户成功率最高
有4-12周准备时间、需求灵活、文件齐全的客户,成功率最高。我们会优先为这类客户服务。
服务费根据城市和案例类型而定,具体金额在服务协议中确认,签署后正式生效。付款分两期——我们的收入与你的成功直接挂钩。
确认服务协议后支付。此时服务正式启动,本地合作伙伴介绍随即展开。
拿到钥匙、实际入住后支付。不提前结算。合同签署 + 实际入住 = 完成。
你只有真正安家之后,才需要支付第二期。这是我们有意设计的结构。
我们理解计划会变。以下是我们的处理原则——对双方都公平。
建群介绍前取消
退还第一期全额。服务尚未启动,你无需承担任何费用。
建群介绍后、合作伙伴开始工作前取消
退还第一期50%。介绍本身需要时间和协调成本。
合作伙伴已开始寻找房源或安排看房后取消
不予退款。合作伙伴的时间和工作已为你投入,我们无法要求他们自行承担这部分成本。
因非客户原因导致案例失败
房东违约、签证问题、雇主取消外派等——个案处理。我们会认真讨论,给出合理解决方案,而非机械套用固定规则。
你不应该为一个还没开始的服务付费。
我们的合作伙伴不应该为已完成的工作拿不到报酬。
这个结构保护了双方。
