Your Local Expert in Every European City
BorderFlow connects international professionals, students, and families with vetted local settlement partners across Europe — from first enquiry to keys in hand.
From enquiry to move-in — four steps
Every case follows the same structured process. You know what to expect at every stage.
Tell us your requirements
City, date, budget, property type. We assess feasibility honestly before anything starts.
Screening & confirmation
We verify your profile, budget, and documents against what's realistic for your target city — and if it's not a fit, we tell you directly, not after weeks of silence. If it is, we confirm a match before any introduction.
Three-party introduction
WhatsApp group: you + local partner + BorderFlow. Partner leads. We monitor throughout.
Search, apply, settle
Property search, viewings, application, contract, move-in, admin. We step in if needed.

What makes this different from a middleman
Real local partners — not remote researchers
99%+ of our settlement partners live and work in the city they serve. Direct landlord relationships, local language, local market knowledge built over years.
Every client is pre-screened
We qualify budget, timeline, documents, and expectations before any introduction. Partners only receive cases that are ready to proceed.
We stay in the room
A three-party group keeps us visible throughout every case. If anything goes wrong, we step in immediately.
75–80% success rate
vs 3–8% going it alone in major cities. Local knowledge, document quality, and market speed all matter — and all are covered by our model.
Multilingual — across all markets
German, English, Chinese, Russian, French, Italian, Hungarian and more — across our partner network.
Success-based model
You pay the second half of the service fee only when you're in the property with keys in hand. Our incentives are aligned with your outcome.
Why native local partners, not peer partners
We get asked this often: since most clients are Chinese, why not just use Chinese-background partners abroad? Because relocation success depends on two different things, and we don't think you should have to trade one for the other.
What a peer partner solves
- Comfort. Shared language and background make the process feel easier to navigate.
- Understanding. They relate to your situation as someone who's also lived abroad.
- What it doesn't solve: they're often not the ones with real standing in the local market you're moving into.
What a native local partner solves
- Landlord trust. Relationships built over years — the actual reason a good listing gets offered to you first.
- Local norms. Unwritten expectations around applications, timing, and documentation that outside research doesn't fully capture.
- Speed. Real local standing means moving fast the moment the right property appears — often the deciding factor in tight markets.
We made a deliberate choice: real local expertise on the ground, vetted the same way we vet every partner in our network — no exceptions. The part peer partners are actually good at — clear communication, understanding your situation — we handle ourselves, as the middle layer between you and your local partner. You shouldn't have to choose between being understood and getting the apartment. That's the whole point of a trust bridge.
Who Settle is built for
Because the right service model differs case by case, city by city, we're upfront about who gets the most out of BorderFlow Settle — and who's better served another way.
You're a strong fit if
- ✓You're relocating to one of our 7 markets for work, study, or family, with a real move-in date.
- ✓You don't have a local guarantor, local credit history, or a native-language speaker to negotiate on your behalf.
- ✓You've tried — or expect to struggle with — direct landlord outreach as a foreign applicant.
- ✓You'd rather pay for a structured, accountable process than spend weeks navigating an unfamiliar rental market alone.
- ✓You want visibility throughout the search, not a black-box handoff to a stranger.
We're probably not the right fit if
- –You're relocating somewhere outside our current 7 cities — tell us anyway, we expand based on demand.
- –You already have a signed lease or confirmed housing.
- –You're looking for the absolute lowest-cost listing regardless of process or support.
- –You need visa or immigration legal advice — that sits outside Settle; we can point you to partners who cover it.
- –You're looking for long-term property investment guidance rather than a place to live — that's our Invest pillar.
Not sure which side you fall on? Start an enquiry — the first step is an honest feasibility check, not a sales call.
Frequently asked questions
What actually happens if a match doesn't work out?
We stay in the three-party group throughout the case. If a property falls through, an application is rejected, or a partner match isn't working, we step back in to re-match or re-scope — you're never left to restart alone. Because payment is success-based, this is also in our direct interest.
How does the success-based payment model work?
Our fee is split into two parts. The first covers screening, matching, and the start of the search. The second — the larger portion — is only due once you've signed a contract and have keys in hand. If you don't settle, you don't pay the success portion.
What's the difference between your service tiers?
We offer three tiers depending on how much hands-on support you need: a lighter-touch option for clients who mainly need a vetted landlord introduction, a full-service option that covers search through move-in, and a guaranteed option with the strongest outcome commitment. Exact scope and pricing vary by city and case — we'll recommend the right tier after your intake.
What documents do I need before starting?
Requirements vary by city, but most cases need proof of income or employment, ID/passport, and — depending on the market — a guarantor or deposit funds ready to move. We'll confirm the exact list for your city during the intake call, before you commit to anything.
Is the 4–8 week timeline realistic for my case?
That's our typical range for a case with a clear budget, complete documents, and flexibility on property type. Premium markets like Nice/Monaco or tight-supply periods can run longer; being flexible on move-in date and neighborhood is the single biggest lever on speed.
Do you support clients who don't speak the local language?
Yes — this is a core part of the model. Across our partner network we cover German, English, Chinese, Russian, French, Italian, Hungarian, and more, so you're never negotiating a lease in a language you don't speak.
Can I change my target city or requirements mid-process?
Yes, within reason. Tell your partner and BorderFlow as early as possible — changing budget, city, or property type usually means re-matching, so the earlier we know, the less time it costs you.
What if my city isn't one of the seven you list?
We only operate where we have a vetted local partner in place, so we don't take on cities we can't properly support yet. Tell us where you're headed — new markets open based on real, demonstrated demand.
What we walk every client through first
Before any client signs a service agreement — with us or with any local partner in our network — we make sure these seven things are clear. Not after questions come up. Before the agreement is even sent.
1 Scope of Service
- Exactly what's included — search, viewings, application help, contract review, move-in support
- What's explicitly not included
- Who does what — local partner vs. BorderFlow — and who to contact for each
2 Fees & Payment Milestones
- Total fee, and the exact split between milestones
- What triggers each payment — signed lease, or keys in hand
- What happens to fees already paid if the search doesn't succeed
- How this is separate from rent deposit, agency fees, and utility setup
3 Timeline
- A realistic timeline for your specific case, not just the general average
- What could extend it — including your own flexibility on budget, neighborhood, and move-in date
4 If Things Don't Go to Plan
- What happens if a property falls through or an application is rejected
- The process if you want to change requirements mid-search
- The cancellation policy if you want to stop
5 Your Own Obligations
- What documents you need to provide, and by when
- Response-time expectations on your side — delays here can delay the case
6 Communication
- How you, your local partner, and BorderFlow actually communicate
- Expected response time from each side
This isn't a document we hand you to sign cold. We make sure you've had the chance to ask about every one of these — in a language you're actually comfortable in — before anything is signed. That's not optional for us, whichever local partner or city you're working with.
