Landlords require gross monthly income of 3.5 to 4 times the monthly rent. For a €1,200 flat, that means €4,200–4,800/month gross. Without German income, a strong parental guarantee package is essential.
Properties go in 24–48 hours
Munich has some of the tightest rental stock in Europe. Good flats are gone within a day or two of listing. Your application package must be complete before your first viewing — not after.
The dossier is everything
A German rental application (Bewerbungsmappe) is a structured document package. Landlords see dozens per flat. The difference between yes and no is often presentation quality, not the application itself.
